We flag exclusions, allowances, and red-flag pricing, and advise you on selection. You contract with and pay your chosen contractors directly; we make sure you do so with full information.

Work Coordination, Monitoring & Selections

Renovations fall apart in the handoffs — the painter arriving before the drywall is finished, the countertop template scheduled before cabinets are set. We sequence the trades, monitor quality as work progresses, and raise issues early, while they're still inexpensive to fix. Along the way we guide your selections of flooring, paint, fixtures, tile, and hardware — to suit your taste if you're staying, or today's buyers if you're selling — at price points that respect the budget.
